Commercial building interior design does not end with the project specification. While it is important to create a design that achieves the end user’s needs, it is equally important to ensure the design is installed and maintained to preserve the intent through the entire design lifecycle, which includes: design inspiration, design execution and design maintenance. A design needs to be properly installed and properly maintained after installation. The design inspiration can be lost through the construction installation process and the maintenance approach over time.

  • Commercial office interior spaces are becoming increasingly important to attract and retain employees.

  • The interior designer and architect provide their vision for the interior space to meet the needs of the occupants.

  • The design can be driven by brand, space function, and cost to name a few.


So how is the full flooring design lifecycle accomplished?

  • Another key specification component is the flooring installation company’s longevity, size and financial stability. Flooring manufacturers offer long-term warranties that become at-risk if the flooring company goes out of business or is not properly qualified. Construction companies have among the highest probability of going bankrupt, along with bars and restaurants. If a contractor has been in business for over 5 years, there is a better chance they will remain in business another 5 years.

  • The company should also have revenue and installation staff requirements. Over $5 million in annual revenue should give them an in-house installation staff of
    several people. A larger staff will tend to give the installation company more expertise and a greater ability to keep pace with the construction schedule.


Does maintenance impact design cycle and flooring longevity?

  • Few flooring installation companies have a deep understanding of how to maintain floor surfaces once they are installed.

  • Experienced, trained technicians at floor care companies can preserve the long-term look and protect the installation investment, as well as keeping the space a healthy one for its occupants.

  • Janitorial companies remove dirt and dust, but typically don’t understand floor care chemistry and product construction. As a result, flooring can lose its original look and can appear dull or dirty. Its service life may even be significantly shortened by improper care.

  • Choosing a highly qualified, experienced floor care partner is essential to protecting flooring, the design intent, and extending its useful life.
